Home / Services / House Demolition β€” Mooresville
Mooresville, NC

Lakefront teardowns, done between the neighbors and above the water.

Around Mooresville the house coming down is usually a lake house β€” an older cottage on the Brawley School Road peninsula, a rancher one street back from the water, a place on a big Iredell County lot that's being replaced with something larger. The lake changes the job. The shoreline can't be disturbed, the dock and the seawall have to survive the machine, the lot is often on septic and a well that both need to be dealt with, and the neighbors on either side are close enough to matter.

  • Lakefront and near-lake teardowns
  • Septic tank and well abandonment coordinated
  • Shoreline, dock and seawall protected
  • Excavator work between occupied neighbors
  • Pad graded and compacted for the new build
  • Everything trucked to Iredell County disposal

The job here

A recent lakefront teardown, and what it took.

We recently demolished a 3,200 sq ft house on the lake in Mooresville with houses on either side. The excavator we used weighs 50,000 lb, and the lot was tight enough that the swing of the boom had to be planned before every pass β€” there was no margin to improvise between two occupied homes. We walked the perimeter with the owner, marked the swing radius and the neighbors' lines, and ran the teardown in a sequence that brought the structure down inward and kept the arm away from both houses. Both neighbors' fences and landscaping were untouched when the lot was graded and clean.

That's the shape of most Mooresville teardowns: a big machine, a lot that looks roomy from the road and isn't at the water, and two sets of neighbors watching. The house comes down in a day. The care is in the plan.

What's under the house matters here in a way it doesn't in Charlotte. Most lake lots outside the newest subdivisions are on septic, and a septic tank has to be pumped and properly abandoned or removed before the pad is graded over it. A well that's being retired has to be capped the way the county requires. Both are coordinated before the demolition, not discovered by the excavator.

The teardowns we see are along the water on the Brawley School Road peninsula, in the older lake neighborhoods off Williamson Road and Perth Road, and on the bigger Iredell County lots toward Troutman where a farmhouse or a manufactured home is making way for something new. Off the water the constraints ease; on the water the shoreline, the septic and the neighbors are on every job.

Access & the shoreline

Room on the lot, none at the water.

Mooresville lots usually let us bring the right machine β€” a large excavator for a full house, sized to the job rather than to a gate, with our loader and dump truck fitting through any 8 ft gate for the cleanup. What the lot doesn't give us is room at the water. The driveway ends at the house, the house sits on a bench above the lake, and behind it there's a slope, a seawall and a dock that are staying.

So the machine works from the driveway side and the structure comes down away from the water. Debris is loaded as it falls and trucked out the way we came, cycling to disposal inside Iredell County through the day; nothing is staged on the lake side. Silt control goes up before the first wall moves and stays until the pad is stabilized, because a bare clay pad above Lake Norman washes straight into it.

Docks, seawalls, boat lifts and the shoreline strip itself are outside the job and stay untouched. If your plans involve the shoreline, that's a separate permit path through Duke Energy's program and we'll tell you so up front.

Before we arrive: clear the house of anything you're keeping, tell us where the septic tank lid and the well are if you know, and let the neighbors and the HOA know the date. Lake lots hide their own surprises β€” an old drain field under the lawn where the new pad is going, a buried propane tank, a crawlspace that turns out to be a basement on the water side. The earlier we know, the more the schedule holds.

The order of operations on a lake lot is fixed by the water. Silt control first, at the low side, before anything else. Then disconnects and the septic pump-out. Then the teardown, away from the lake. Then the foundation and the pad, compacted before the next rain. Skip a step or reorder them and the lot ends up in the lake.

Permits & disposal

Town or county permit, state notification, septic and well sign-offs.

Depending on which side of the town line the lot sits, the demolition permit is issued by the Town of Mooresville or by Iredell County, and North Carolina's asbestos rules call for a survey and a notification ahead of most residential teardowns. Retiring a septic system or a well brings its own county sign-off. We take all of that on β€” permit, notification, survey scheduling, septic and well coordination β€” and the permit fee lands on your invoice at exactly what the office charged.

Everything that comes off the lot is trucked the same day to Iredell County's landfill outside Statesville, with the concrete and metal pulled out for recycling where the facility takes it. Nothing crosses a county line and there is no disposal surprise on the invoice.

FAQ

Straight answers, Mooresville edition.

Can you demolish a lake house with neighbors close on both sides?
Yes. We recently took down a 3,200 sq ft lakefront house in Mooresville with homes on either side using a 50,000 lb excavator, with the swing planned before every pass. Both neighbors' property was untouched when we left.
What happens to the septic tank and the well?
Both are handled before the pad is graded. The tank is pumped and properly abandoned or removed and a retired well is capped the way Iredell County requires. We coordinate the sign-offs as part of the job.
What does a Mooresville teardown cost?
Plan from $15,000 all-in for a wood-frame house around Mooresville; the number moves with size, access, the foundation and what the house is built of. That figure covers the permit, disconnects, the teardown, haul-off and rough grading. Lakefront and septic lots get one flat written figure after we walk them.
Will the dock and seawall be affected?
No. The machine works from the driveway side and the structure comes down away from the water. Docks, seawalls and the shoreline strip Duke Energy manages stay untouched; if your plans involve them, that's a separate permit path we'll point you to.
Where does the debris go?
To disposal inside Iredell County the same day it's loaded β€” the county landfill outside Statesville, with concrete and metal separated for recycling where possible.
