The Huntersville work that actually comes to us is not raw-acreage clearing. It's fence-line and property-edge reclamation on lots that have been let go for a few seasons — usually a prelude to seeding, not building.

How we priced it: a day rate of $3,000 for up to eight hours, $185/hour if it spilled into a second day. On a variable-density fence line a day rate is the honest structure — a fixed bid on unknown density either gouges you or gets abandoned halfway. Budget roughly $800 for a 40-yard container on light brush; light material usually means low or no dump fees, which is why brush is cheaper to clear than it looks. If we can mulch on site instead of hauling, the container line item disappears entirely — always ask.
The spray-paint detail: the customer wanted some small trees pulled but not all. We had him mark keepers and removals with spray paint before we started. On a 200-yard line of mixed saplings, “the small ones” means something different to the person paying and the person on the machine. Ten minutes with a paint can prevents the one mistake on this job that can't be undone.
If you're clearing to seed: clearing is the easy half. Brush cut to grade leaves root mass and a seed bank that comes back in a season if the ground isn't worked and planted promptly. Book the clearing when you're actually ready to seed — not months ahead.
